ND Architecture and Design and Local developer, Joel Berkowitz, have revealed plans to construct a 12,000-square-foot mixed-use property in Bushwick.

Located on a corner lot at 310 St. Nicholas Ave., the five-story building will contain a cellar-level community center, 1,939 square feet of ground-floor retail space, and 5,486 square feet of residential space positioned above.

According to plans filed with the city, there will be no more than three apartments per floor and a laundry room in the basement. The nine residential units will feature a mix of Juliet balconies and larger outdoor terraces. Residents will also have access to a communal outdoor space on the rooftop.

The building is located one block from the Myrtle-Wyckoff (L, M) Avenue subway stop, amongst other recent developments in that area, including “The Arcade” building with luxury views of the local Food Bazaar.

The structure is unique to the relatively quiet neighborhood, but the brown and gray exterior of the building resemble many of the forthcoming developments in Bushwick and Brooklyn overall. 

While plans for the commercial spaces have yet to be revealed, some locals have their thoughts about the new development. 

“After living in Bushwick for a few years, it’s incredible how much changes so quickly. All of these new builds don’t surprise me at all,” said Emily Amick, a professional makeup artist, who has lived in Bushwick for five years and as many other residents, has concerns about developments like this one. 

“It’s impossible for the people who call Bushwick home, and who have lived here for generations: they’re being priced out for Starbucks and wealthy young couples,” she said. “I wish new builders would try to at least incorporate the feeling of the neighborhood into their designs, and I also wish they would give priority to local businesses.”
