A new rendering shows what Edgemere Commons B2 will look like when it opens in Far Rockaway: a 17-story mixed-use building at 332 Beach 52nd St. in the Edgemere neighborhood, with 300 affordable apartments and 6,000 square feet of ground-floor retail, according to QNS, which first reported on the rendering on June 30.
Aufgang Architects designed the building. It has alternating setbacks between the 11th and 13th floors. The facade mixes beige, red, and blue brick around a grid of punched windows. The rendering shows new tree-lined sidewalks running around the structure, per QNS.
Of the 300 apartments, 255 are designated affordable for households earning between 30% and 80% of the area median income. The remaining 45 will be supportive housing units for formerly homeless individuals. Units will range from studios to three-bedrooms, according to QNS.
Breaking Ground will provide social services to residents, partnering at the neighboring Edgemere Commons A2 building with TS Communities, the affordable housing arm of Tishman Speyer, which is developing B2 alongside New York State and New York City housing agencies, QNS reported.
Planned amenities include 34 parking spaces, 150 indoor bike racks, a package room, a recreation room, a shared laundry room, and an outdoor landscaped recreation deck, per QNS. Tishman Speyer is constructing landscaping and bioswales along Beach 52nd Street and building a new cross street called Peninsula Way, according to QNS.
The project recently secured $214 million in financing through tax-exempt bonds, traditional construction debt, and subsidy loans from the New York City Department of Housing Preservation and Development and the New York City Housing Development Corporation through the city’s new Construction Finance Program, according to QNS. Capital One is providing both the construction letter of credit and a commercial construction loan, and is purchasing low-income housing tax credits through a fund with Hudson Housing Capital.
The building is designed to meet Passive House and Enterprise Green Community standards and sits near the Beach 44th Street and Beach 60th Street subway stations, both served by the A train, per QNS.
Edgemere Commons B2 is one part of a larger master plan that calls for 11 buildings in total, with 2,050 affordable apartments alongside retail space, community facilities, and public open space, according to QNS. Construction on B2 is on track to be completed in late 2028.
