First it was the high-rise across the street from Maria Hernandez Park. Now, it’s an 11-story building sprouting up on an unassuming stretch of Himrod Street. Bushwick is growing up!
YIMBY reports that 301 Himrod St., the site of an old parking garage, will soon become an 11-story apartment building with retail and medical office space on the first floor.
Boro Architects, the firm behind the design of the building, says, “There will be a community facility space and a retail store at the first floor. Amenities include a spacious lobby lounge, fitness center, and two roof terraces.” Roof terraces that high up will certainly offer beautiful views of Manhattan and Brooklyn.
The 39,000 square feet of residential space spread out over 55 units will average about 700 square feet per apartment, which is not cramped but definitely not palatial.
The tower itself, regardless of the rather unassuming brick and metal design, will stick out like a sore thumb in a sea of three- and four-story buildings. But higher density developments do mean more people can live in less space which could mean prices will go down if demand stays the same and doesn’t grow.
As with all real estate news, the big question mark is the L train. In two years when this building is ready for tenants and the L train is down, will the units be priced accordingly?
